About.
Alex Pikunov is a Chicago real estate analyst with a commercial finance background and Google-certified BI behind it. Dmitry Zorin is an engineer running two AI products of his own in production. Together we build AI websites for Chicago realtors who want the numbers on their funnel to mean something.
Why we exist
Most Chicagoland realtor sites are a brochure. A buyer lands on it and sees zero listings. A seller asks for a valuation and gets nothing. Both leave for Zillow inside ten seconds. Meanwhile the next listing presentation has a vendor pitching a $300 a month SaaS template every other agent in the city is already on.
On the other side, the agencies pitching realtor websites are dev shops with zero real estate knowledge or marketing agencies with zero engineering depth. Most of them cannot tell you which lead source actually pays back, because they have never read a P&L in their lives.
We are neither. A Chicago analyst who has read a lot of real estate financial statements, plus an engineer who runs two AI products of his own. The same two people who scope your build, ship it, and answer when you text three months later because the chat needs to learn the new Naperville school boundary.

Alex Pikunov, Chicago real estate analyst
linkedin.com/in/alex-pikunovChicago-based real estate analyst. Currently a Business Analyst at a global commercial real estate firm in Chicago, building Power BI dashboards on Power Query and DAX for Finance, Safety, Operations and HR on a Fortune 50 account.
Earlier in my career I was a Commercial Credit Analyst at NorthSide Community Bank, where I managed a $250M commercial real estate loan portfolio, ran financial modeling, variance, market, forecasting and risk analyses, and presented to the loan committee for approval on multi-million dollar lending decisions. The bit that matters for your business: I have seen what makes a real estate operation profitable and what does not, at the level of actual underwriting and not LinkedIn opinions.
Five years before that, Quality Assurance Analyst at Aspiritech in Highland Park, IL, on large-scale database migrations for leading pharmaceutical and health insurance clients. That is where I learned that data without validation is just an opinion.
Five-plus years building the BI infrastructure at Wisme: BigQuery, PostgreSQL, Firebase, ETL pipelines, A/B tests, Looker Studio dashboards, n8n + AI for workflow automation. Dmitry and I have shipped together for years, this is not a new partnership.
Certifications that show up here matter: Google Advanced Data Analytics Certificate, Google Business Intelligence Certificate, Codecademy SQL and Tableau, Atlassian Jira and Confluence. Magna Cum Laude in Accounting and Finance, University of Wisconsin-Parkside.
Dmitry Zorin, engineer
Engineer, 15 years building products. From junior dev at startups to tech lead and solution architect at product companies.
Background in real-world integrations: payments, telephony, banking APIs, marketplaces. Which is why the AI on your site will actually book showings and pull CMAs, not just chat about doing it.
Two AI products of my own are live and earning: wisme.app (iOS mentor and habits platform) and mind-forge.org (AI engineering knowledge platform). The same stack and the same on-call discipline goes on every realtor site we ship. Everything I put on a client site has been broken and fixed on my own users first.
Zorin Lab is the engineering side of this partnership. I run it. The brand on your website is Pikunov because Chicago realtors are buying a Chicago analyst plus an engineer, not a generic dev studio.
Principles
Fixed price, not hourly
Scope and price in writing before a line of code. You know the final number before we start. Any surprises come out of our margin, not your budget. No mid-project upsells.
An analyst at the table
Alex is a Chicago real estate analyst with a commercial finance background. Every spec runs by him first. Features that look good in a Silicon Valley demo but do not move a Chicago deal stay off your site.
We run our own AI products
wisme.app and mind-forge.org are not portfolio decoration. They pay our bills. We feel the same AI ops pain we fix for you, from cost runaway and eval regressions to model drift and on-call at 3am.
Three months of support, free
For at least three months after launch, bugs on us are fixed for free, no negotiation. You get documentation and a runbook your assistant can actually follow, not a 60-page Confluence dump.
Site losing leads? We can show you in 15 minutes.
Send your URL. We send back three to five specific things on your site that are losing leads, plus what a rebuild would cost. Free, no deck.
